I spent the winter in Naples, FL and observed the huge number of For Sale signs. Even more interesting are the number of houses that do not have a for sale sign but do not put out their garbage. I observed these on my morning walks through the neighborhood. Some of these could be owned by snowbirds who were still up north or went somewhere else. Or, they could be REO that the the banks don't want to put on the market and mark down the asset. Who knows???

Also, the vacancy rate in shopping centers is very high. I saw several that were empty or only 10% occupied. I forecast that the commercial real estate crisis is going to be major. It will probably start shortly after the snowbirds go home and the slow season starts.
