this cannot be a surprise and/or an unknown.

prior to closing there has to be a preliminary closing statement which has to be signed (and in some cases notarized, for the seller).

in such statement ALL items impacting the "net settlement funds TO seller (or FROM buyer)" has to be disclosed by the escrow agent. hence, it cannot be a surprise that the affected could not know.

the only adjustments (or differences) can be due to actual closing dates to the 'prorata items' or any other similar changes.
