With a PE of 14, plus cash in the range of $12 per share, 2010 GAAP eps of $2 and locked in forward growth of 14%, a $38 share price is reasonable. It will probably trade at $33 and change before the likes of value investors like yourself take the plunge though.

Reason: Casino folks eventually get tired of constantly beating their drums, and just like you, they see the value and the need to get out and about.
