What all this has to do with inflation is single family housing prices in most of the depressed areas of the USA (it is a huge percentage of the housing stock) could start appreciating at a rapid clip again by 2012-13 IF the job market continues to improve and interest rates remain reasonable..

Interesting analysis. One thing that concerns me is that your two caveats are two pretty big IFs. Jobs will continue to improve but at a very slow rate and interest rates will have to come up substantially to avert Carter-style inflation. Those two things could put a pretty big damper on economic growth. I'm not saying that it will kill the economy, but the risk is there, and at the very minimum we're talking about such slow growth that no one gets excited about it. And if even one of the high risk areas that I keep a list of explodes, then the stock market is going to take another nosedive.

That's just my two cents.

Now on the bright side. I'm looking into what to do about my cash. I'm thinking about buying a beach condo and making ridiculously low bids until I get a bank to sell one they foreclosed on to me. What do you think of that idea?
