Amazingly, AZ is one of the "best" at having low days to foreclose. Probably because they are a non-recourse mortgage state, the homeowner's tend to put up less of a fight here. They get a year or so in free rent, then it's off to the apartment (or to another home they "bought" using FHA 3% down and getting the 8K tax credit while the bubble home note wasn't being paid).
