3.0B debt against nearly 12B EV. Debt-to-cap is just 25%. Of course if the stock gets whacked back to 15, debt-to-cap is then 50%.

I actually saw a REIT with EV/EBIDTA almost 25 yesterday. Think it was AVB. That means a measly 4% return on capital to satisfy the creditors and stockholders. Perhaps they have 0% financing via Uncle Ben, but I doubt it. Haven't dug any further yet.
