You are welcome. <G> He should have said that in 2005 (when it mattered - and he would have been right). Back then I only thought prices would fall 40% in the bubble areas like Phoenix and Las Vegas - so I was too optimistic! But another 50%? Not without a meteorite hitting earth - or some other major exogenous event.
