I have posted this info before but you may have missed it or most likely are already aware of it:

NAR does an annual survey of the public perception of real estate agents. Approximately 85% of the public perceives RE agents on the same ethical level as used car salesmen or attorneys.

As a real estate broker for 25 years now, I am surprised the number isn't higher. -g-

You were spot on regarding AMC's....The ethical appraisers I know see more fraud and ineptitude now than during the heyday times of 2003-6.
