I'm in the camp with 2/3 of America, we've haven't seen the worst of it yet.

Desperate times call for desperate measures. We're going Japan big time. This isn't a cycle, it's a bust.

I love your site CR and I rec it as the #1 real estate source on the web. Should be daily reading for everyone with a brain between their ears. That said, I think you fall into the "too optimistic" camp. -g-
