Condo conversions have been a disaster for many in California, with undisclosed or hidden defects, no builder liability, usually an LLC entity set up to avoid uninsurable converter liability, and unsuspecting buyers holding a nasty surprise of a bag for unbudgeted major repair obligations. Foreclosures and large assessment increases have only added to the problems.
