That is why I said 'much' of the decade. Leaves me wiggle room if we are surprised by a rebound as early as 2015..<g>

Remember need jobs, population growth and values have to rise to where it gets feasible for builders to make a reasonable profit. I guess if they buy land for next to nothing and costs to build are real low there is still profit potential at lower price points in certain subdivisions.. Builders have to build to survive.. The inflationary monster on materials costs plus Obama care on labor not talked about neither are interest rates to add to the mix.. I am not touching land for many years to come unless some acreage piece with incredible upside to higher density I can steal...
