If house is near coast, its price is driven by 3 factors: 1) Coastal pre-salt oil. 2) More income=more people in the beach either holidaying or buying property there. 3) If São Paulo then it is bubbling. Paulistanos tend to be very much home biased. It is just 5-6 years ago that they looked beyond their borders. Luckily (for me) they brought their price memory of São PAulo bringing up Curitiba's real Estate.
