Ann, Thanks. We already did quit a bit of celebrating last night. I was not counting my house as debt. I guess I look at the house as more of an investment. We bought our house three years ago and prices in Atlanta have skyrocketed since then so I doubt I will ever be in the hole on the house(but you never know.) JT
