Don't disagree, and of course all RE is local. Multifamily has somewhat different forces involved (for one thing, a lot less governmental support of prices). Rents are key to a lot of what we're seeing....they were low for SFH out here even before the market collapsed. Extend & pretend is always a barrier to a market based solution (which is why I dislike it so much). In some respects the market here and in Vegas and florida are a bit ahead of the rest of the country, I think John is correct on that. How bad is unemployment right now in Philly and in PA overall?
