Good points about "biflation", but I have never understood why the intrinsic value of a used house would ever be expected to appreciate.

Extrinsically, we can point to various factors such as the relative quality, the aggregate value of residing in a certain location, supply and demand, etc. But, intrinsically, a home should lose value as it ages for the same reasons that a car, a pair of running shoes, and Madonna's crusty thongs lose value over time.

I think the pushed concept of homes appreciating in value is a not-so-clever ruse.
