Ted, it makes a big difference. If it's his primary residence, maybe he really wants to live in the area and is willing to pay a premium.

Though that might be more likely for a detached home in Connecticut than a trendy condo in NYC, which is meant to be a "come and go" kind of place.

Plus it's not the first time an analyst says one thing and does another.
