My market now feels somewhat like the 4-6 months right after 9/11 and 1992-93 except a bigger portion of the inventory is either distressed priced right but in need of work or way overpriced listings dreaming of 2005 that will never sell. Back in the day most everyone knew what a property was worth and actually the inventory of FHA/VA approved in good condition and fair priced listings was much higher than now.. Believe it or not I see more 'desperate' buyers who need conventional financing with low down these days than anything else... Phone rings off the hook if you advertise seller financing these days..

Actually am hoping for a new wave of foreclosures flooding the market one more time but not sure if it will make a big dent.. Gotta get rid of all the newbies..lol
