Ted, Americans choose to live farther from work and farther from mass transit.

Actually, that's not as true these days. Yes, exurbia is still growing but at a much slower pace. However, some of the biggest population gains were in the central districts of cities........and those were cities as disparate as Buffalo, LA, SD, Seattle, Portland, Cleveland, Columbus, Atlanta, etc. Ten thousand more people live in downtown Portland than in 2000 when you lived there. That's a huge increase.....nearly 50%.

And in Seattle, growth is occurring in almost every neighborhood. I can't tell you how much my neighborhood has grown since I moved here. And downtown LA is booming......I am shocked at how much housing has gone in there during the past ten years. The cities are coming back......the ones in better shape faster than the ones in trouble but most are seeing their fortunes reverse.
