Indicative net yield for upper middle house in, say, Epsom, Auckland.

Rent = about $700 per week for a $1.2 million house. Maybe $800 per week. = $35,000 per year realestate.co.nz
aucklandcity.govt.nz [government valuations are low]
Rates [council tax] = $2,000 per year

Insurance, maintenance, dead-beat tenants, depreciation = something.

So maybe $30,000 per year on $1,300,000 = 2% or maybe 3%.

Interest rate at the bank = 4% [with government guarantee of that deposit].

Lots of people have mortgages at 7% or so so they are spending a LOT of money for something they can rent a lot cheaper than "owning".
