I like that you are one voice of reason, a balance to all the doom and gloomers over there, most of who have no real estate background or any capitalistic bent with regards to the incredible opportunities available 'most' of the time in the industry. I do think ChrisP seems to have firm grasp over the entire cycle (including the politics) going back to the stabilization in the later RTC days much better than .most' so we are rare breads...We've been at this battle for seven years together along with Jim and few still remaining... Most of the newbies there bring little to the table and to me are a joke....nothing more than FOX talking points if you get what I am saying<g>
