Steve, Thanks for the good info. I haven't seen the Robinson Humphrey increase but welcome it. I thought the 14 estimates looked a bit low but I'm not a technician. We probably have a little more bouncing around to do in this area before it starts heading back up. Personally I hope it dips one more time so that I can pick-up some more. I in at 17 and 17 5/8. So my enthusiasm is just now starting. Kevin
