Hospitality Properties profit down 5.4%

Hospitality Properties Trust's (NYSE:HPT) third-quarter earnings slipped 5.4% as the real-estate investment trust suffered under a double-digit jump in operating expenses that masked better-than-expected revenue.

Hospitality Properties Trust, which owns hotels and travel centers, has steadily posted higher revenue per available room, a closely watched industry metric. For the third quarter, the REIT reported a 7.7% increase in revenue per available room.

Yet at the same time, total expenses in the latest period rose 21% to $237.1 million, including a 31% jump in hotel operating expenses.

Hospitality Properties reported a profit of $47.5 million, down from $50.2 million a year earlier. Earnings per share, which reflects payment of preferred dividends, fell to 32 cents from 35 cents. Funds from operations, a key profitability measurement for REITs, was down at 79 cents a share from 82 cents a year earlier.

Revenue jumped 13% to $318.7 million. Analysts surveyed by Thomson Reuters expected funds from operations of 81 cents a share on revenue of $294.8 million.

Occupancy rose to 77% from 74.4%. Average daily rate improved 4.1% to $93.24.

Shares closed at $24.22 Friday and were inactive premarket. The stock is up 5.1% since the start of the year.
