LOL... so true... I've seen huge fancy homes in the dumbest places. Agreed with the rest as as well. Our local commercial RE brokers are all telling sellers the turn around is here and yet more buildings come on the market (lease and sale) all the time. Meanwhile these guys keep knocking on my door trying to sell me the same tired old listings near the offer price based on lease "interest" that never seems to pan out. The freakin buildings are still vacant 18 months after my first look when the tout was leasing to xyz at an amount that equals a "10 cap" and the tout hasn't changed despite more vacancy in that area @ lower rates! These guys are used to selling to idiots I guess. As far as I can tell I'm one of very few buyers and despite the fact that I'm saving carry costs on empty buildings at the very least, somehow I'm the one missing the boat! LOL

It's all gonna happen at once in this area, reality bites.
