AEC. it has always been hard to find an undervalued apt reit. I started a small position in AEC. I picked AEC because it is the pick of the apt litter. Properties are well diversified, PE is fair value (and much lower than other apt reits). 4.4% dividend is protected (they just raised it a penny). negatives -- insiders are selling and debt is higher than i like.
