RE is local and much of it depends on you cost basis and management skills besides luck and timing. Probably staying near the universities, hospitals, government buildings close proximity to the better hoods either right downtown or on the suburban fringe of prosperity might work and get you a nice payday while we are still young enough to benefit.. Cap rates of 15-20% I always find much more exciting than 2% so I am a sucker for this stuff..
