What surprises me is that the rest of King County did not see even a small bump up in their medians given how small the inventory has become.

See much of the same slowness down here few motivated buyers or sellers..

Financial repression, continued deleveraging and stagnant job market continues, waiting game for both potential buyers and sellers, some expecting the next round of shadow inventory and remain patient, credit remains tight and many homeowners have literally no skin in the game just continue to stay put, pay down debt and save their credit.
