Re: STAG It appears they will keep their leverage in line thru equity offers which is good however I think they pay out to much in divvy and should retain some for growth. Also not convinced it is fully covered by AFFO. More than usual, you are really buying mgmt expertise on this one I'd rate buy at $13+ but hold at $14+. Given their geography and property types, be wary of economic weakness. The hot industrial type is high thruput disty as in Amazon, e commerce type space, This stuff can be a mil sq ft per building Class A but not necessarily coastal
