I am still not nearly as bullish on the economy as you. Affordability index may be good but Dr. Housing bubble says millions of foreclosures still to come and still very high shadow inventory BWTHDIK!!! <g>

In addition I think middle class income or disposable cash drives the economy and I do not see that in a growth phase right now do you?
