This is what I was thinking of:

You must have held the stock for more than 60 days during the 121-day period that begins 60 days before the ex-dividend date.

It sounds from reading the wiki definition that the mREITs' dividend payments would qualify if the mREIT were held for the 60 days, but for some reason I think they are never qualified dividends, always regular dividends (or return of capital).
