What do you mean by "on the ground"? Do you know people in China that are involved in real estate in second-tier cities? What exactly are they telling you and for how many cities? Sorry if it appears I am being nosey, but it would be useful to have details on the data you have.

There was a negative write-up in Barron's a couple weeks ago on Chinese property developers listed in Hong Kong along with a negative article on China overall. Xin was not mentioned.

However, company results have been strong and the CEO made a positive comment only a few weeks ago (June 21st) that went along with the buyback announcement:

Mr. Yong Zhang, Xinyuan's Chairman and Chief Executive Officer commented, "Our strong financial position and confidence in our business performance allowed us to initiate an additional share repurchase program. We believe the current trading range of Xinyuan's stock provides an exceptional investment value for the Company and the additional repurchase program is an effective means to enhance shareholder value. Our diverse project portfolio, solid cash position, and recent improving housing market performance all bode well for our growth and profitability this year."
