Find a source in your area that gives you lis pendens filed and see if they have gone up in recent quarters. I believe the robo signing scandal helped slow down the volume of foreclosures for at least a year and helped lead to the very tight inventory levels we've see of late... The ironic thing is there is so much capital waiting to pounce just as things tightened up the spreads for flippers are the lowest I've ever seen.. Things change at a far more rapid pace these days..
