:If you mean prices back to the peaks could be 10-20 years depending on a host of wild cards and location. We are already back to balance or even tighter with months of inventory. I do expect another big wave or two of lis pendens to hit hard the next year or two and be the final flush out of shadow inventory. Too many doom and gloom types forget folks continue to pay down their debts so combined with some rise in prices, another boom in job growth somewhere this next cycle, record low new construction and obsolesence and demolition of many structures we are going to enter a period yet again of very tight markets for not too far off if rates remain anywhere near current record low levels
