Just consider it a function of the inability to express context in text posted on the internet...

I wasn't laughing out loud AT your claim as much... as "about" it... ?

I generally agree with your math... and with your conclusion that this is about the best "value" you can find out there in the REE focused space.

An issue or two, still, in it not being overly useful to consider the retail pricing component of REE elements in valuing the content of your deposit, unless and until you have a path to properly enable separations of the constituents into the elements.

So, a far more conservative approach to the basic valuation issue... is to start with the market price for REE concentrates... assuming that you're going to mine and sell concentrates, and will let others bother with the issues in the separations. That approach will tend to more significantly limit the numbers you compute in value... but, it will tend to do that more or less uniformly in making comparisons between different deposits...

So, then, the question is... can you mine this deposit, or the others in competition with it, for the value in the REE concentrates and actually make an economically viable argument for spending the money to put it into production based on that value... only.

Note, I'm not saying that you SHOULD plan on actually doing that when actually developing the potential here, rather than finding a way to get more value from the effort... I'm just saying it sets a pretty reasonable base line in comparing the potential value of one deposit versus another... to look at the pre-processed value of the ore concentrates.

And, that's why I'm here... because mining this deposit for the value of the concentrates alone... looks like it is economic enough to justify the investment in developing it.

That doesn't appear to be close to true in others I've looked at...

So, draw a line at that value... and note those above the line are "clearly economic"... and those below it aren't...

And, then, the universe of potential future REE mines you might want to consider owning... will shrink pretty dramatically...
