How are you calculating 4-5 year payback in FL?

Assuming 50K cost, $750 per month rent x12 months x5 years == 45K, so that doesn't cover your cost. I don't even count upkeep, insurance, taxes, etc. Or are you adding the terminal house price to payback too?
