I'll give you that the Fed policies of low interest rates have helped, and that a housing recovery can be real and confirmed only when mortgage rates are average, maybe 5.25 to 6.25 percent. But by that time it is likely we will have overshot on the downside. I see the offers and people stepping up to new homes. They (buyers) believe buying early with today's interest rates is better than waiting 2-3 years and better than being late.

The only good reason to wait is if tax policy changes and a change would affect ones housing decision(s).
