I don't think I'm missing the forest, because I specifically watch for the broad trends, but I'm open to that idea. Will Case Shiller (which I watch avidly) show an increase? Quite possibly. Will it be the beginning of a long term trend? Maybe. I'm looking for long term trends. The big picture is below. We may see some upturn, but will it last and what will shadow inventory do to that trend, along with the upcoming macro economic headwinds over the next 6 months? I just think it will take 5-10 years to normalize the housing industry, back to where we used to be able to rely on 2-3% growth in prices annually. thebasispoint.com
