It is strange times so much money chasing yield and any equity like nothing I've ever seen before. Yet the real economy is a different matter.. There seems to be almost no difference these days between buying for cash at the foreclosure or tax auctions with all the added risk and hassle versus 'lucking' out an an REO or short sale. The game is cut throat seems the squeeze hitting everybody except long term buy and hold which maybe is a good thing.. I've seem REITS come in and pay way over real market value to buy newer class A type apartments. How this all ends is anyones guess. Much depends on how the elections go the rest gets adjusted over time IMHO.
