If you just followed Grommits recommendation on STAG (12/8/2011), it is now up over 60% on the common shares and over 10% on their preferred! That's a huge return in only 9 months.

That was 12/2011 and I was still concerned about Europe but like a deer in head lights, I failed to do even a small buy.

Grommit made another REIT recommendation w/ EXL This time I bought both the preferred and common shares. Both are up over 20% from the 5/24/2012 posting.

Therefore, pay attention to his posts. Grommit has a pretty good track record for digging out several good conservative dividend payers. I generally ending up buying into the companies he recommends either nibbling at the preferreds and/or the common.

Steve, you are doing a great job staying with the program of reinvesting those dividends. Your sister should be proud of your accomplishments on her account. I am finding that now, I have cash flow each month especially w/ my monthly preferred dividend payers to make "substantial" monthly investments. I upped my IRET by 30% from my monthly income. If I do not see anything to buy, I just wait another month and have a good chunk of change to go out to buy more dividend payers.

I bought some VNR today in the taxable account (another monthly payer) and will add to the IRA account soon.

Love that monthly cash flow.
