I think it is a bit below the national average maybe 15-20% with huge disparities intrastate. There are a few pockets of working class areas today you can buy retail $40-45k and rent $700-750. I think those numbers work a lot better than those institutions buying a much bigger almost new home for $110k and renting for $1150-1200?

I was thinking they are going to flip them. The US median is around $240K........if you get them for $110K........put in $40 or $50K including soft costs, you could make a nice profit on them...........quickly.........given that low inventory is leading to quick sales these days.
