Hi: I'm interested in knowing how you came to this decision. If you didn't get in on the HOT.IR initial public offering, do you still feel good buying it at its current price? Last was at about $9.75, I think. Also, you say that the management is experienced but do you not feel that the Legacy Hotel mgmt. has the same level of experience? As well, I heard that the Legacy group was going to undertake renovations on the Royal York. Does the fact that an entity sets out to fix their properties represent a negative on distributions? Your comments, as always, welcome.
