Hi Tim. I appreciate your response. This sounds like a very interesting alternative. We've considered selling the house and building / buying the 'dream house' in 5 - 10 years, but I may just buy a vaction house first (I'd love to get out of Jersey for a few weeks during the winter each year). I can never make up my mind, and probably won't make the decision for a few more years (or the decision will change 10 times over the next few years).

Thanks again for the help. I may have some more questions over the next several weeks.
