Lots of cash buyers here. Most of that shadow Inventory moving into very strong hands in recent years. Could see real high annual appreciation rates in coming years if credit loosens for the vast majority especially younger folks not sitting on many Bernanke dollars. This in addition to all the upgrades and repairs that took place taking all the distressed inventory and converting it to retail end user ready.. I spend way more these days than I ever did before getting properties into move in condition..

I expect the millennials to start en masse any day now.
