That'll be a while; it's coming in faster than it's going out, and it will be coming in even faster every year, for the next 5 years. Then it will stabilize at that new high rate for another 10 years.

If it stops coming in due to bad economic times, I can repossess the building and grow about 0.2 acres of weed.
