The easy credit that fueled the real estate market is gone for at least a generation. The negative factors for real estate are tighter credit, a diminished pool of credit worthy buyers, high unemployment with less job security and ever increasing local property taxes depending upon location. there are local markets like phoenix & FL which have rebounded nicely from extremely depressed levels but I live in the northeast -CT . My guess is the nice suburbs are down 25-30% off peak prices and cities more. I don't see much upside at this point in time. If/ when the FEDs money printing leads to a high inflation/hyperinflation environment then it may make sense to consider getting the leverage and paying off a loan in rapidly depreciating dollars. I expect the right gold stocks will do far better than real estate and I prefer the liquidity , negligible transaction costs and maintenance. I expect many gold stocks will rally 50% plus this year off the ultimate lows wherever that may be. Longer term many smaller cap gold stocks will be multibaggers and gold resumes its inevitable (IMO) rise. In my portfolio I avoid being 100% invested so that I have cash reserves to buy into unexpected ( at least i did not expect it -LOL) declines. My strategy has been to buy the dips and sell the rallies but it has failed me the past 6 weeks or so. I am confident that this will change so I will be patient.
