Wrong!!!! I now have a sense of urgency to be all in before the WS mafia takes this mini bubble parabolic yet again. We could start seeing 20-30% annual increases very soon if this keeps up and they don't push the foreclosures through faster. There is a dramatic shortage of rental houses a step or two below what these guys are buying . They are $90k+ newer 3/2/2 1400 sf+ 6% cap rates. My cost basis 60's oand 70's ranch maybe 3/1/1 1200 sf usually in the $35k range with 20% cap rate. There are already some new smaller hedge funds buying these in bulk too cause the cash flow is way better, less rental vacancy risk, appreciation potential way better all as long as you stay blue collar outside of war zones/ghettos and have the homes fixed and up to date...
