PITI looks good compared to rising rents. Balance sheets are now better than they have been in over a decade.. Many who got their credit whacked during the downturn are now 4-5-6 years removed from that period so credit scores also rising. Plus you have demographics and increasing population with little new construction in many desireable places for over six years..

I can only imagine what would happen after 2-3 years of 200k+ monthly jobs, continued low rates and easy credit for J6P?
