Like other economists, Kolko expects recent "lightening price gains" to fade in the face of rising mortgage rates, increasing supply of homes for sale and faltering investor interest.

Too many people are saying this. If interest rates don't rise we will have another bubble sooner than anyone thinks when combined with continued job creation, below trend new construction and easing credit conditions


The small inventory is very unusual......and pretty unique to this recession. Its bound to change.
