Hedge funds have taken most the nicer, newer hoods up substantially in those markets compared to 3-4 years ago. I know here in FL did many repair and flips at higher price points in 2009. Today the wholesale cash foreclosure prices in need of substantial repair are higher than I retailed them four years ago. About 30-40% higher prices now from what I am seeing. Thus I have gone strictly blue collar older buy and hold to avoid the WS cartel..
