We had high unemployment and high interest rates in the 1970's and housing prices went way up in many parts of the country.. Cost to build or remodel keep going up today as are rents.. Little impact from outsourcing or technology either.. High cost areas at best will remain flat as long as interest rates stay low. Low cost areas could see a huge run up in coming years if current trends keep up IMHO..
