DLR, how do you see this as low risk? That dividend isn't safe. It can't be borrowing and issuing stock like this. News is trumpeting 11.9 % increase in FFO but none of that is going to shareholders. Debt is up 35% yr/yr. Shares outstanding is increased ~20%.

Once they trim dividend and price falls significantly under book value I might look at it again. I see no Margin of Safety.
